Terms and conditions

Terms and conditions of rental

These terms reflect the Tahiti Beach House holiday rental contract. If they differ, the signed contract prevails. The contract exists in French and in English; each version is binding in its own language.

How a booking works today

  • You send your dates and the number of guests to Natea by email or phone. Nothing is held at this stage.
  • Natea checks availability and sends you the house rules, the watersports annex, “The essentials on one page” and the contract to read before signing.
  • The contract is signed by you, then by the landlord. The 30% advance payment is paid by bank transfer only after both signatures, within 7 days; after that, the dates are released.
  • The booking is confirmed in writing once the advance payment has been received; the dates are then held.
  • The balance and the tourist tax are due 30 days before arrival (if arrival is less than 30 days after signing, the full amount is due at signing); the security deposit is requested 7 days before arrival and must be received before you move in.
  • A joint inspection report is signed on arrival and on departure.

Article 1 — Parties

The landlord: Mrs Natea Tetuanui, PK 4.5, sea side, Maharepa, 98728 Paopao, Moorea, French Polynesia (address of the house); postal address: BP 2024, 98713 Papeete, Tahiti, French Polynesia · tahitibh@gmail.com · +689 87 77 20 68. N° Tahiti (business ID): 157362.

The guest: the person who signs the contract. They stay at the house in person for the whole rental and are answerable for the people they bring. The house may not be booked on someone else’s behalf.

Article 2 — The property

A detached wooden house on stilts, rented as a whole: 211 m² of living space, three bedrooms and a mezzanine open to the living room, with no door, two bathrooms, a 54 m² living room, an 18 m² equipped kitchen, a 42 m² deck, a massage room, a covered two-car garage and a garden on the lagoon. Registered holiday rental no. 789DTO-MT.

The massage room is for the guest’s exclusive use. The parking area, the access to the sea and the washing machine are shared with Rameha, the caretaker, who lives on site in the studio next to the garage; that studio is private.

Maximum capacity: 12 people, babies and children included. The mezzanine is needed to reach this capacity.

Minimum stay: two nights. Bed linen and towels are provided. End-of-stay cleaning is not included; it can be arranged on request, subject to Rameha’s availability, at 1,800 XPF per hour. Rameha handles check-in, keys and check-out, and deals with any breakdown within twenty-four hours.

Article 3 — Dates and occupants

Check-in from noon, check-out before 10 am, on the dates set in the contract. The contract includes the list of occupants by name, with the ages of any minors.

The rental ends automatically on the agreed date. It may only be extended by written agreement. It may not be transferred or sublet. A departure after 10 am not agreed in advance is charged as an extra day.

Article 4 — Price and payment

The rental price is the one stated in the contract. It is based on the rates in force on the day of booking, per night for the whole house: in 2026, 63,800 XPF in low season and 70,200 XPF in high season; in 2027, 70,200 XPF in low season and 77,200 XPF in high season; in 2028, 77,200 XPF in low season and 85,000 XPF in high season. Each night is charged at the rate of its own year. High season covers July, August and 15 December to 15 January; the exact season dates are confirmed in the quote. Discounts: 10% from 7 consecutive nights and 15% from 14.

  • Advance payment (acompte): 30% of the rental price, to be transferred within 7 days of the contract being signed by both parties; after that, the dates are released.
  • Balance: the rest of the rental price, plus the tourist tax, 30 days before arrival. If arrival is less than 30 days after signing, the full amount is due at signing.
  • Tourist tax: shown as a separate line and added to the balance payment; 60 XPF per adult per night in 2026, children and babies exempt. The rate is the one set by the commune for the dates of the stay.
  • Payment method: bank transfer. The client’s own bank charges are at their expense.

Sums paid on booking are an advance payment (acompte), not a holding deposit (arrhes). They are firmly binding on both parties; by way of exception, the landlord refunds them if the booking is cancelled more than sixty days before arrival, as set out in article 6.

The agreed price is firm and does not change after signing. The tourist tax is collected by the landlord on behalf of the commune of Moorea-Maiao; the rate is the one in force on the dates of the stay (a reform is planned for 2027).

Article 5 — Security deposit

The security deposit is 150,000 XPF. It is paid by bank transfer, requested 7 days before arrival and received before moving in. It is returned within seven days of the check-out inspection, less any sums owed.

Any deduction is backed by the check-out inspection report, dated photographs and a quote or invoice. Without such evidence, the full amount is returned.

The guest’s liability is not limited to the amount of the deposit: any greater damage remains payable by the guest. The guest and the occupants are jointly and severally liable for damage caused during the stay. Replacement costs for equipment are listed in the house rules.

Article 6 — Cancellation

Cancellation by the guestAmount kept by the landlord
more than 60 days before arrivalnone — the advance payment is refunded
60 to 30 days before arrivalthe advance payment
less than 30 days before arrival, or no-showthe full price of the stay

If the landlord cancels, all sums paid are refunded within fourteen days.

If a cyclone, an official closure or any other event of force majeure prevents the stay, the sums paid are refunded or carried over to new dates, at the guest’s choice.

The guest is advised to take out cancellation insurance and to check that their insurance includes public liability cover valid in French Polynesia.

Article 7 — Inspection and house rules

A joint inspection report is drawn up and signed on arrival and on departure, with dated photographs.

The 2026 house rules and their watersports annex are attached to the contract and form an integral part of it. These rules are issued under article LP 15 of Country Law no. 2018-10 of 29 March 2018, as amended. They are given to the guest before booking; the guest confirms having received and accepted them.

The outrigger canoe, kayaks and paddleboard are used after each adult user has signed the watersports annex and after a demonstration. No minor on board without an adult.

A party, more people staying than declared, a false statement about who the occupants are, or behaviour that puts people or the house at risk entitles the landlord to end the stay immediately, with no refund.

Article 8 — Formation of the contract and confirmation

The contract is formed when it has been signed by the guest and then by the landlord. No payment is requested before both signatures. The advance payment is transferred within 7 days of both signatures; after that, the dates are released. The booking is confirmed in writing once the advance payment has been received; until then, the dates are not held.

Article 9 — Governing law

The contract is governed by the law applicable in French Polynesia. The parties will seek to settle any dispute amicably; failing that, the courts of Papeete have jurisdiction.

Article 10 — Personal data

The data collected is used to manage the booking and the stay. Retention periods, recipients and your rights are set out in the privacy policy. You may ask for access, correction or deletion at tahitibh@gmail.com.
